Where should I live in Kuala Lumpur?

Mostly comes down to three things: budget, whether you need rail access, and whether you're buying to live in or to rent out. Cheras and the Setapak corridor suit tight budgets with MRT/LRT. Mont Kiara and Desa ParkCity suit families who drive. Bangsar and KLCC suit walkability and rental demand.

Which areas have MRT or LRT access?

KLCC, Bukit Bintang, Bangsar, TTDI, Cheras, Sentul, Setapak, Wangsa Maju, Petaling Jaya, Puchong and Bukit Jalil all sit on or near a line. Mont Kiara and Desa ParkCity are the two notable exceptions among popular areas — both are effectively car-only.

Which area has the best rental yield?

Cheras is generally the strongest yield play in the Klang Valley right now — MRT-linked entry prices 40–60% below KLCC with solid tenant demand. KLCC and Bangsar rent well too, just at a much higher entry cost that compresses the yield.
