What's actually there

Launched in 2014 and still building out — a genuine township rather than a single project.

The township

  • Nine gated and guarded residential precincts, with EcoWorld's own auxiliary police unit — the first of their townships to have one
  • A 20-acre Majestic Park built around Swan Lake, with jogging and cycling routes through the estate
  • A large commercial hub taking shape alongside the residential phases, for shops, food and services within the township
  • Architecture themed on colonial and Straits-era styling, applied consistently across precincts

Getting around

  • Three entrances, including a dedicated Eco Majestic interchange on the LEKAS expressway that opened in 2016
  • Roughly 45 minutes to central KL by car in normal traffic, considerably less to Kajang, Bangi and Cyberjaya
  • University of Nottingham Malaysia is about 10 minutes away; Broga Hill is a similar distance for weekends
  • No MRT or LRT. Nearest rail is Kajang MRT, a drive away — a household car is effectively required here

More land and frontage, in the lower-density precincts. Fewer units, so availability is phase-dependent.

Including Rumah SelangorKu units, which carry state eligibility criteria and income caps — worth asking about specifically if that's your bracket.

The verdict: who Eco Majestic suits, and who it doesn't

Worth being straight about this before you spend a Saturday at a sales gallery.

A good fit if…

  • You want landed and freehold at a price that central KL simply cannot offer
  • You drive, and a 45-minute highway commute is an acceptable trade for space
  • You have or plan to have children, and want gardens, parks and gated security over walkability
  • You'd rather buy into a township with a single developer's long-term plan than a standalone block
  • You work toward Kajang, Bangi, Cyberjaya or Putrajaya rather than into the city centre

Probably not if…

  • You need rail access — there is none, and no realistic prospect of it soon
  • You're buying purely for rental yield off city-centre demand; MRT-linked areas like Cheras do that job better
  • You want to walk to bars, cafes and nightlife — this is suburban township living
  • You're a single professional commuting daily into KLCC and would resent the drive
  • You need to move in immediately and can't wait on a construction timeline

Which precinct should I look at?

The township has nine, spanning RSKU apartments through to semi-detached homes. Full precinct comparison here.

Is this the same as Setia EcoHill?

No — that's a different township by SP Setia, a few kilometres away, and the similar naming confuses a lot of buyers. Full comparison here.

Is there any rail access?

None. Access is by car via the LEKAS expressway and Jalan Semenyih, with Kajang MRT the nearest station, a drive away. Budget for a car per working adult.

Can I use EPF for the down payment?

Yes, the usual EPF Akaun Sejahtera withdrawal rules apply here as anywhere. The calculator factors it into what you can actually reach.

What about first-home stamp duty exemption?

Malaysian citizens buying a first home at or under RM500,000 pay no transfer or loan agreement stamp duty until 31 Dec 2027 — which several unit types here fall under.
