Eco Majestic isn't a single project — it's a township of over 1,000 acres split into nine gated and guarded residential precincts, each with its own housing type, price band and character. Here's how the precincts differ and what that means for which one you should actually be looking at.

Availability changes constantly. Precincts launch, sell through and complete in phases over years. Some listed below are long sold out on the primary market and only available as subsale. Treat this as a map of the township's structure, not a live stock list — confirm what's actually open before planning around any of it.

How the township is structured

The nine residential precincts sit around shared infrastructure rather than each having their own: a 20-acre Majestic Park built around Swan Lake, jogging and cycling routes threading the estate, and EcoWorld's own auxiliary police unit — the first of their townships to have one. Architecture follows a consistent colonial and Straits-era theme across precincts, which is why the township reads as a single place despite the range of price points.

Access runs through three entrances, including a dedicated Eco Majestic interchange on the LEKAS expressway that opened in 2016.

The residential precincts

Open-market landed

The precincts carrying names like Cradleton, Tenderfields, Gentlebre, Merrydale and Cheerywood make up the open-market landed stock. These are the terraces, cluster homes, park homes and semi-detached units that most buyers mean when they say "Eco Majestic."

As an indication of the middle of that range, Cheerywood park homes have transacted around RM620,000 for a 18×70 ft lot at roughly 1,563 sq ft built-up, on strata title. Current EcoWorld under-construction stock in the area spans roughly RM620,000 to RM1.1 million for 2,000–3,200 sq ft homes.

Affordable and high-rise tiers

Precincts including Karisma, Simfoni and Harmoni cover the apartment and affordable-tier stock, including Rumah SelangorKu allocations. These sit inside the same township and share its security and parkland, at entry points well below the landed range — the practical route in for households that wouldn't clear the open-market pricing.

Commercial

Brighton and Ivoris cover shop offices and commercial units, part of the wider commercial hub taking shape alongside the residential phases to bring retail, food and services inside the township rather than a drive away.

What actually differs between them

Three things move between precincts and they matter in this order:

  • Land size and built-up — the biggest driver of price difference, far more than finish quality, which is broadly consistent across the township.
  • Title type — some products are strata rather than individual title even where they look landed. Park homes are the common case. This affects maintenance charges and resale, so ask directly.
  • Completion stage — older precincts are lived-in with mature landscaping; newer phases mean construction traffic and a waiting period, but current pricing and choice of unit.

What doesn't differ much: the shared amenities, the security setup, and the fundamental Semenyih trade-off of highway-only access with no rail. Those apply across every precinct equally.
